Divergent Action in the REIT Sector
Same place. Same time. Same activity. Different views. No, I am not talking about the infamous "touch-ception" from last night. I am referring to the existence of two very similar companies, occupying the same space, that have variant technical views. Currently, this is very visible in different areas of the real estate investment trust sector, with my current focus being on health care and residential REITs.
This morning, I am going to tackle the medical office models in the healthcare space. On the surface, Healthcare Realty (HR) and Healthcare Trust of America (HTA). Both names specialize in medical office buildings across multiple states. They hold very similar dividends, similar occupancy rates and similar debt measurements, although HTA edges HR on all those metrics.
